Do sellers in the Boise area cut their price before selling?

Thirty-six percent of Treasure Valley sellers cut their asking price at least once before the home sold. Across 17,066 residential sales in Ada, Canyon, Gem and Boise counties over the last twelve months, the typical sale closed at 98.9% of what the seller first asked, and more than half — 57% — finished below their original number.

How much below asking price do homes actually sell for here?

Measured against the original asking price, the typical Treasure Valley home sold for 98.9% of it. Measured against the final asking price, the typical home sold for exactly 100%, and 61% sold at or above it.

That gap is the whole story. The negotiating is happening in the list price, before an offer ever arrives — not across the table afterward. Sellers are giving ground; they are doing it earlier and more quietly than a line on a settlement statement would show.

How long do homes take to sell in Ada County vs Boise County?

Homes in Ada County sold in a typical 19 days, and 34% of those sellers cut their price. In Boise County it took 43 days, 42% cut, and the typical cut ran 5.6%.

The pattern is consistent: the further from the population center, the thinner the buyer pool, the longer the marketing period, and the more likely the price moves before the sale does.

Are sellers paying buyers' closing costs in Idaho?

Nationally, Redfin reported that 46.2% of U.S. home sales in May included a seller concession — money toward closing costs, a rate buydown, or repairs — up from 43.1% a year earlier and the highest May in their records.

The local number cannot be reported honestly. The concession field in the Intermountain MLS is left blank on roughly seven of every ten sales, which is not reliable enough to quote. Any local concession percentage you see published is being extracted from that same incomplete field.

What does this mean if I'm about to list my house?

The most expensive decision is the first asking price, not the last one. A third of valley sellers priced above where the market landed and corrected on the way down, and correcting costs time — the days accumulate whether or not the price does.
