How old are homes in the Treasure Valley?

The median home in the Treasure Valley was built in 1996, making it about twenty-seven years old — sixteen years newer than the national median of 1980. That figure covers all 304,031 homes standing across Ada, Canyon, Gem and Boise counties, not just the ones for sale.

Twelve percent of valley homes were built before 1960. Nationally the figure is 26% — less than half the share. If you have moved here from the Midwest or the East and expected a stock of prewar houses, that expectation does not survive contact with the data.

How old is the typical home that actually sells here?

The typical Treasure Valley home that sold in the last twelve months was built in 2019 — about seven years old. Of the 17,086 residential sales that closed across the four counties, just 6.3% were built before 1960, and 47.8% went up in 2020 or later.

Both numbers are true and they describe different things. The housing stock is younger than the country's. What actually trades is younger still, because new construction turns over faster than the neighborhood around it.

Are Boise homes older than Meridian and Star homes?

Yes — the typical Boise house was built in 1985, and the typical Star house in 2009, a difference of twenty-four years between two towns twenty minutes apart.

Parma runs older than the country does — 31% of its homes predate 1960, against 26% nationally. Meridian is at 2%.

Why does the age of a house matter when you're buying?

A roof, a furnace and a water heater come due on a predictable schedule, and in half this valley that schedule has not started yet. In the other half it started a while ago. Age is the cheapest early signal of what your first five years of ownership are likely to cost.

Does a remodeled house still count as old?

On paper, yes — year built is the date the house went up, and a gut rehab does not reset it. A 1954 bench house with a new roof, a new panel and a new furnace is a 1954 house in the records and a much younger one in practice, and there are a lot of those around here now.

The number tells you where to look. It doesn't tell you what you'll find. That part still takes an inspection and a walk-through.
