Building a new home can be very exciting and very stressful. There is so much to do . . . interview builders, select floor plans and upgrades, choose colors and finishes, arrange construction financing and final mortgage.
Did you know that you can have a Realtor represent you as your buyers agent and it won’t cost you a dime? A good buyer’s representative will look out for your best interests, help you navigate through all of the contracts and paperwork, negotiate on your behalf, arrange inspections and make sure that all deadlines are met.
Let me explain why good representation costs you nothing, but can save you everything. Builders retain Realtor’s to represent them and help them market and sell their homes. Typically, the builder (seller) pays a 6% commission to the selling Realtor for their services. Keep in mind, the selling agent has a fiduciary responsibility to look out for the builder’s best interests, not yours. If you work directly with the seller’s agent, that agent keeps the entire 6% commission.
When you retain a Realtor to represent you, not only does that agent have a fiduciary responsibility to look out for your best interests, the selling agent shares the listing commission with your agent.
