FREE FOR IDAHO HOMEOWNERS
You've built a good life in this house.
Does it still fit?
Most people I sit down with aren't sure yet. They just know something's shifted — the stairs feel longer, the rooms feel bigger, the weekends feel heavier. If that sounds familiar, this book is where to start.

A NOTE FROM JIM
For fifteen years I've been sitting at Idaho kitchen tables with people asking a question that isn't really about real estate.
A NOTE FROM JIM
For fifteen years I've been sitting at Idaho kitchen tables with people asking a question that isn't really about real estate.
The question is usually some version of: does this house still fit the life we're actually living?
Sometimes they already know the answer. More often they're just starting to say it out loud — to each other, and to me. The house that worked perfectly when the kids were young, when both of you were working, when the stairs were nothing — that house is asking more of you now than it used to. And nobody tells you how to think through that.
RightSize Idaho grew out of those conversations. It's not a sales pitch and it's not a checklist. It's a calm, honest way to look at where you are, what your options actually are, and what the right next step might be — whether that's staying put, making some changes, or building a plan to move when the time is right.
I wrote the book because people kept asking me to put it all in one place. If you're wondering whether this house still fits, that's exactly where to start.

You do not have to decide everything today. Most people are sorting through one of three directions: stay as you are, stay and make thoughtful changes, or plan a move.
01
Stay
If the home still works, the goal is making it safer, simpler, and easier to live in — without a move.
02
Adjust
If the house mostly works, thoughtful changes can take the weight off — maintenance, access, and day-to-day ease.
03
Plan a move
If the house is asking more than you want to give, we build a move plan at your pace — with clarity and no pressure.
My role is to bring clarity, structure, and the right next steps to a decision that often carries more emotion and complexity than people expect.
01
We start with a conversation
No pressure. No one-size-fits-all script. We start by talking honestly about what is working, what feels heavy, and what matters most.
02
We look at the options clearly
Sometimes the answer is to stay. Sometimes it is to make changes. Sometimes it is to build a move plan. We figure out which one fits.
03
I lead the real estate side well
When a move becomes part of the plan, I help guide pricing, timing, preparation, marketing, negotiation, and the practical decisions that come with it.
04
We involve the right people when needed
When the situation touches taxes, legal planning, lending, title, finances, or move logistics, I help make sure the right people are involved.
You do not have to figure everything out today. Start with the option that feels most helpful right now.

This book grew out of real conversations with homeowners and families trying to sort through a question that is more personal than most real estate websites ever talk about.
It is meant to help people think clearly about whether the house still fits, what feels heavy, and what kind of plan makes sense next.
For some, the right answer is to stay. For others, it is to make thoughtful changes or begin planning a move. The goal is not pressure. The goal is clarity.
